Madrid opens its doors to the first of the city’s latest major urban development projects.
Berrocales will have around 22,285 residences. The sector has been divided into six stages of development and execution.
Stages 1, 2, 3 and 6 are for residential use and Stages 4 and 5 are entirely for industrial use.
The first stages executed will be 1 and 3, which are based in the consolidated city due to their proximity to the Ensanche de Vallecas and Santa Eugenia, and are easily accessible from the A-3 motorway.
Stage 1 has enough land for about 4,505 residences, of which 2,337 are for private-market sale with no restrictions and the rest are subsidized.
Stage 3 has enough land for about 5,420 residences, of which 2,841 are for private-market sale and the rest are subsidized.
Berrocales has more than 1,700 residences under construction
Berrocales has reached the milestone of more than 1,769 residences under construction with the participation of some of Spain’s most important developers and cooperative management companies.

Berrocales represents 21st century urban planning
It is based on a mixed-use development model that combines public and private initiatives in the creation of more than 22,285 residences, half of which will be public housing, with 2 million m2 of green spaces and room for commerce and public services such as schools, hospitals and sports centres, as well as an area earmarked for business. All this will be handled using the novel approach of the superblock, an integrating element and a hallmark of this urban development project.

The Berrocales project will develop 8,305,818 m2 in the municipality of Madrid, where more than 22,000 residences will be built and where commercial and industrial economic activities will operate, thus providing a city model where residents can work where they live.
